The HouseScan inspection and report is not only award winning but more comprehensive than any of our competitors. Not only do our team complete training to ensure our knowledge and understanding of building regs is always adapting with the industry. Our team are also equipped with a range of equipment totalling over £4000 each. We’ve listed some of the equipment and a brief overview of what’s involved with our snagging inspection below. All of our inspections include aerial photography of your roof and external elevations. This allows us to see areas previously unable to reach including but not limited to guttering, tiles, flashings and much more, all of which will be included in your report with photo evidence.
Our team are also each equipped with a thermal imaging camera. We offer this part of the inspection as an optional extra. This allows us to primarily check windows and doors to see if there is cold air ingress. We also check walls and ceiling to ensure there is no excessive thermal bridging or voids. The team will conclude the thermography part of the inspection by checking your heating system to ensure it is working both correctly and efficiently.
During the external works part of our inspection our team will check all aspects of your masonry/brickwork. We can review flatness and level of brickwork whilst also checking the quality and standard of your bed joints and perpends. The team will also asses all external works for damage or loose fitting along with another 50+ external inspections points.
During our inspection the team will spend time checking your driveway and garden. We will be checking for compliance with building regs against various different areas. The team will also be checking to ensure drainage and manhole points have been fitted correctly along with the top soil quality being sufficient to allow adequate growth of grass. We will also review your driveway to ensure the flatness and levels are to the correct standard to allow drainage to the relevant points including but not limited to aco channels.
Fire safety compliance checks are completed inline with NHBC standards to ensure your home has been built inline with the most up to date specification for different build methods. This includes but is no limited to reviewing visible aspects of fire doors, fire blockers and seals as well as access points
A big part of out report is checking your home for defects relating to heating and plumbing compliance. The team will check a range of different installations around your home and check they meet the required standard and specification. The team will also leak test all water ingress and egress points to help identify even the smallest of leaks.
Our team will check your electrical works to ensure they are compliant with building regs as well as free from faults using a testing kit. Any detected faults will be clearly stated in the report.
The HouseScan team are equipped with the relevant equipment including laser systems to accurately measure the deviation and tolerance breach of wall, ceilings and floors. Any concerns you’ve spotted should be made out to the inspector so they can assess your concerns along with any visual discrepancies.
Not only will we check your systems for compliance we will also check the functionality and performance of your fans, vents and extraction points using a smoke pen. This can allow us to detect any issues with compliance, poor installation, defects to ductings or mechanical issues.
The HouseScan team will be equipped with a damp meter to accurately assess any concerns with moisture levels of materials within your property. Damp can be both a catalyst for further problems along with the byproduct of an otherwise previously unnoticed defect.
Along with various other testing equipment the HouseScan team are also equipped with a carbon monoxide tester. This can be used in various different points around your home to ensure there is no toxic leaks that could cause harm to life.
A comprehensive inspection of your loft will allow the team to check a variation of potential defects including the structure and integrity of the roof trusses, ensuring bracing is positioned inline with the most up-to-date regulations, the positioning connection and fitting of ductings, blockwork, straps, insulation quality and depth, felt damage and much more.
Not only have our award winning reports made headlines but they also greatly increase the chances of your builder rectifying the defects. Our inspectors use our fully collaborative app BuildScan® to complete inspections. This system allows you to access an online version of the report, which can be accessed by your developer to edit, amend and asign contractors. You’ll also be able to track and mark off snags as and when they’ve been completed.
At the bottom of the first page of your HouseScan PDF report will be a code as shown below. From here you will be able to access the Buildscan portal and view your own copy of the report so you can easily manage each defect and keep a track of progress.
