Snagging is the process of picking up defects (snags) within a property. Generally referring to new build homes.
Although anybody can complete a snagging service, that doesn’t necessarily mean they know what they’re doing. To put this into context. Anybody could take a look at a car prior to purchase. However, only a mechanic or someone with expert knowledge could ensure the car is in working order to purchase. We use our knowledge, experience and equipment to ensure your home is professionally inspected and look at all parts of the property to help ensure you are getting exactly what you paid for from your developer.
Inspections can provide the consumer with the most leverage if taken place just before completion. However, in order provide the most value and inspect the property properly, it’s important that the builder has completed all of their own snagging and the property has been cleaned and protective films have been removed etc
Some developers do not allow access to the property prior to completion. In this case, we recommend having the inspection completed just after your completion. We can complete the inspection on your property up to 2 years after completion as this is still within warranty period. This allows the building to settle and defects to appear which may not be apparent at the earlier stages.
The length in which the snagging inspection survey takes to complete depends on a number of factors. Firstly, the size of the property and secondly the quality of the build. The average time to complete the inspection of a 4-bed house is 4 – 7 hours. For a 2-bedroom apartment 1.5 – 3 hours. We do not charge per hour, so the price is set regardless of the time taken to complete the inspection.
This totally depends on the size and the level of quality of the property. The average number of defects picked up both minor and major ranges from an average of 150 – 300 defects for a standard 4-bed property. In the past, we have picked up as little as 50 and as much as 400+.

These include things such as cosmetic issues, plumbing (leaks), electrical (faults & compliance) and external finishing. We also help ensure your property is compliant with technical standards and building regulations. As part of our package, we conduct a thermal imaging survey to help ensure your home is insulated and heated correctly. A snagging inspection survey does not involve an intensive structural survey. We check items visually and if structural aspects look to be out of building standards tolerance they will be noted in the report. To confirm such issues a structural survey completed by a surveyor would need to take place. They purely concentrate on structural issues and have specialised equipment to check things such as brickwork bowing/deviation etc.
